Listing A Luxury Property? How To Get More Attention To It

As a real estate agent, getting a luxury property to list is a big deal; especially if it's your first one. The tricky thing about listing a luxury property, however, is getting enough traffic and interest on the property. Because there is typically a lot of money involved for both the seller and yourself, you don't want it to sit on the market for too long. Because luxury properties are different, you will need to take a different approach when listing it by doing a few things including hosting a broker's open and accessing different marketing forums. 

Host a Brokers Open

A broker's open is only something that is successful for luxury properties that have a high price tag. Why? Because it's only beneficial for you and other broker's to host an event when there is a lot of money involved. During a broker's open, you will invite all of the brokers whom you know have current or potential buyers in your price range. The whole point of a broker's open is to get brokers familiar with and excited about your luxury property in hopes that they will show it to a potential buyer. Think of a broker's open as the perfect opportunity to essentially wine and dine other brokers by having a party catered, hiring a band, and having a wait staff as well.

Access Different Marketing Forums

When you have a luxury property, you want to post it on more than the MLS. Depending on the city that you live in, you will want to market both online and in print. For instance, if your city has a big real estate publication that comes our every month, you will want to ensure that your property is featured on it. Another great marketing idea is to send out mailers to people whom you know are in a similar price range to be able to afford a house like the property you are listing. One great way to target these audiences is to send them out to people in the same neighborhood or in similarly prestigious zip codes as well. 

Additionally, you also want to make sure you are getting a lot of online attention with social media sites. While you can get enough attention without ads on these sites unless you have thousands of followers, you may want to bite the bullet and pay for these ads instead. 

Keep all of these things in mind when you are listing a luxury property for sale and hopefully, you will be able to get the highest price for your property in the shortest amount of time.
